A little more...

While South Florida FSBO costs much less than a traditional real estate agent,  there are some additional costs you may need to be aware of. These include (but are not limited to):

    • The Buyer’s Agent Commission – If you sell your home to someone using a real estate agent, you’ll most likely need to pay the buyer’s agent commission. This amounts to 2.5-3% of the home’s sale’s price in most areas. Most of our packages take this into consideration.
    • Home Staging – Staging is the art of making a home appealing to as many potential buyers as possible. This might involve cleaning, decluttering, landscaping and sometimes even renting furniture or hiring a professional stager. Since staged homes often sell faster and for more money, it’s an avenue worth exploring.
    • Home Repairs – More serious issues like a faulty roof or cracked foundation must be dealt with or accommodated for before listing your home. It’s also a good idea to fix minor issues like leaking faucets, running toilets or cracked tile so your home shows the best and you can secure the best price. You might even find yourself liable to make repairs even after you sign a purchase agreement. This is because most offers are contingent on a home inspection. If an inspection reveals several faults, the buyer can ask that you make repairs as a condition of the sale.
  • Closing Costs – In most situations, the buyer is expected to cover most of the closing costs. However, almost everything can be negotiated, and sellers often cover some of the costs to reach an agreement with the buyer. In total, closing costs typically add up to around 2% to 5% of the final sale price.
